BUYING PROCESS

1.   LET’S TALK
Our buyer consultation is done face to face and allows us to get to know you better. No two buyers are the same and we want to make sure that we understand your unique situation and how best we can help you.

2.  BUYER INFORMATION PACKAGE
You will receive a buyer’s guide which has been carefully curated to help you understand the buying process and regularly used phrases/terms in real estate.  There is a lot of information to take in so It’s great for reference moving forward.

3.  MORTGAGE PRE-APPROVAL
Things happen quickly in Toronto’s real estate market and you need to be prepared financially in order to be successful.  We are happy to introduce you to some amazing mortgage brokers that have been taking great care of our clients for years.  This is the time to get your recent pay stubs, T4’s and tax returns together.  Your mortgage broker will be asking for them.

4.  AUTOMATED DAILY LISTINGS AND COLLABORATE

Collaborate:  The early bird does catch the worm!  It’s important to be the first to see any new listing so that you have a jump start on the competition. This is your listings search on steroids.  Listings are uploaded and sent to you in real time.  You don’t have to wait for the daily updates to be informed.  You will be the first to see any new listings and will have the ability to create lists and organize your searches and favourites. 

MLS Automated Daily Emails:  Once I understand your needs from our first meeting, you’ll be set you up to receive automated emails from the MLS system with daily listings that match your criteria.

5.  SHOWINGS
This is where things start to get fun!  When you find something that you’d like to see we will set up a showing and we will view the home together.  Open houses are great for pre-views but it is always best to schedule a private showing so that you have the proper time and ability to discuss various things about the house and envision your reality with respect to the property.

6.  OFFER TIME
Once you find a property that you’d like to purchase we will walk you through the process of making an offer and the various scenarios that we may encounter along the way.   We want you to understand everything that is happening and feel confident about your decisions so we pride ourselves on being excellent sources of information and transparent and honest in our communication and advice.

7.  DIGITAL SIGNATURES/DOCUSIGN
We understand that you can’t be everywhere all of the time but in real estate time is off the essence and it is important to be able to address documents and signatures in a timely manner.  Docusign is authorized digital signature software that allows you to sign and initial real estate documents from your phone, tablet or computer.  As long as you have access to wifi, you should be good to go!

8.  PAPERWORK AND PRE-CLOSING APPOINTMENTS
There is a lot of paperwork and various parties that will need copies of the documents related to your purchase.  Our job is to ensure that all forms have been properly filled out, initialed and signed and we will get them to all of the involved parties.  eg. lawyer and mortgage broker.  

You will need to set up pre-closing appointments with your mortgage broker and lawyer.  At these appointments you will be signing any documents required by your lawyer and mortgage broker and bringing in cheques for deposit and closing costs including Land Transfer Tax, adjustments for property and/or condo fees payed by seller.

9.  CLOSING DAY
This is the day you’ve been waiting for!  You should be well prepared by today and will literally just be waiting for the word from your lawyer to pick up the keys:)

We advise hearing to the property that same day to assess the house and make sure that things are as you expected.

10. STAY IN TOUCH
